Who's your bad-faith Landlord? I'll help you get resources.

This page will be dedicated to documenting and collecting tenant experiences with their bad-faith Landlord. I live in a building owned by Robert Raphel, and unfortunately I haven’t had the best experiences. Through research and self-advocacy, I’ve found some sense of hope and accomplished small wins. I’ve learned the hard way that you cannot fight a giant by playing their game. I tried it once and just NOPE. Do it the right way otherwise, you’re screwed. Forgive yourself and re-organize through the appropriate means. I’ll share my personal story in a moment as a warning to others. Keep check back!

If you are struggling to understand your rights and how to resolve your maintenance issues please use this Google Form I have created. I will do my best to tailor a response to you to get you the help you need. You can remain anonymous. If you have any questions, contact me here. You can also just vent in the comments!

If you have any issues like heat or hot water, document, alert your building management, give them a time frame to work issues out, and escalate to 311 should issues persist. I would also encourage you to document your interaction with HPD as well.
